Value-Add

Our value-add strategy focuses on undermanaged and under-funded income-producing assets, including multifamily, student housing, industrial, and hospitality properties and adjacent sectors across the United States. The strategy seeks to create value and generate stable and growing distributions to investors by buying properties at attractive valuations, implementing asset management initiatives to increase income and identifying multiple exit strategies upfront.

Opportunistic

Our opportunistic real estate strategy capitalizes on increased investor demand for developed and stabilized assets by focusing on the repositioning of assets, capitalization of distressed and special situations, and development of core-quality assets across multifamily, student housing, industrial, and hospitality properties and adjacent sectors.

Core-Plus

Our core-plus real estate strategy focuses on the acquisition of assets with strong long-term cash flow potential and durable tenancy diversified across end-user industries and geographies. Palladius predominately targets real estate in top-tier primary and regional distribution markets with an additional focus on other major sectors including multifamily, student housing, industrial, hospitality across the U.S. The strategy may also include the acquisition of to-be-entitled land and select development opportunities.

Villagio

492 Bed Student Housing | San Marcos, TX

Built in 2006, Villagio is a 180-unit, 492-bed purpose-built student housing complex located in San Marcos, TX. As a sister property to The Lodge, our other asset, the property serves the Texas State University student body. Villagio is located across the street from Lodge and is owned by the same ownership group that owned Lodge. The property is part of the shuttle stop route to the university, making Villagio an appealing location for students. Palladius will implement operational improvements and capital projects based on what has been most effective at Oasis and Mirage when improving the perception of the Property and increasing rental rates.

Built in 2001, The Lodge is a 258-unit, 696-bed purpose-built student housing complex located in San Marcos, TX. The Lodge serves Texas State University. The university has a shuttle stop right outside the property. It takes 8 minutes for students to reach Texas State University from the shuttle stop. As demonstrated with our other assets, Oasis and Mirage, there is strong demand for renovated student housing assets along the University’s shuttle stop system. These renovated properties still rent at a considerable discount to campus-adjacent properties, which makes them appealing to students.
